Before You Renovate provides property strategy and renovation advisory services. This Professional Disclaimer explains the scope and limitations of the information, observations and recommendations provided through:

  • the Before You Renovate website
  • Property Strategy Sessions
  • Renovation Strategy Reports
  • follow-up notes
  • consultations
  • emails and other communications
  • projects, social media and general content

01. Nature of the service

Before You Renovate helps homeowners, buyers and sellers make clearer renovation decisions before committing significant money to plans, builders, trades or finishes. Depending on the service booked, we may consider:

  • the client’s goals
  • how long the client expects to own the property
  • existing property strengths and limitations
  • layout, flow and functionality
  • natural light and airflow
  • indoor-outdoor connection
  • family and lifestyle needs
  • broad renovation opportunities
  • what may be worth prioritising
  • what may be worth retaining
  • areas where spending may be unnecessary
  • street appeal
  • likely buyer response
  • general material or finish direction
  • broad project priorities and sequencing
  • matters requiring further professional advice

The service is strategic and advisory. It is intended to provide a clearer starting point before clients engage the relevant licensed or qualified professionals.

02. Advice is property and scope dependent

Recommendations are based on:

  • the goals and circumstances described by the client
  • information made available to us
  • the areas of the property we can reasonably access and observe
  • the agreed scope of the service
  • the property’s apparent condition at the time
  • the level of investigation appropriate to the service booked

Advice may change if:

  • further property information becomes available
  • hidden defects are identified
  • professional investigations produce different findings
  • the client’s goals or budget change
  • planning or approval requirements become known
  • market or construction conditions change

Recommendations should not be applied to a different property without considering that property’s particular circumstances.

03. Not architectural or building-design services

Before You Renovate is not an architectural practice or building-design service.

We do not:

  • provide architectural services
  • prepare architectural drawings
  • prepare measured building plans
  • prepare plans or specifications for approval, quotation or construction
  • provide construction documentation
  • undertake building-design work
  • certify that a design is compliant
  • provide structural calculations
  • determine whether a wall is load-bearing
  • confirm that an extension or alteration is structurally possible
  • submit planning or building applications
  • administer building contracts

Any sketch, annotation, concept or layout discussion is provided only to illustrate a strategic idea that may warrant further investigation.

It must not be used for:

  • construction
  • demolition
  • approval
  • certification
  • engineering
  • trade pricing
  • final design documentation

In Queensland, preparing building plans and specifications falls within regulated building-design licence scopes, and the title “architect” is reserved for appropriately registered people.

04. Not engineering or structural advice

Before You Renovate does not provide engineering or structural advice. Discussion of a possible opening, wall alteration, extension, deck, roof change or other physical modification does not confirm that the work is:

  • structurally suitable
  • technically feasible
  • safe
  • compliant
  • capable of approval
  • appropriate for the site

Before acting on any idea involving structural or technical work, you must obtain advice from appropriately qualified and licensed professionals.

Depending on the project, this may include:

  • a registered architect
  • licensed building designer
  • structural engineer
  • building certifier
  • licensed builder
  • surveyor
  • town planner
  • relevant licensed trade contractor

Before You Renovate does not authorise the removal of walls, demolition or commencement of building work.

05. Not a building or pest inspection

A Before You Renovate consultation is not:

  • a pre-purchase building inspection
  • a timber pest inspection
  • a structural inspection
  • a property-condition report
  • a compliance inspection
  • an asbestos inspection
  • a hazardous-material assessment
  • a plumbing or drainage inspection
  • an electrical inspection

We do not undertake invasive or destructive testing.

We do not inspect concealed, inaccessible or unsafe areas and do not test building systems.

We do not confirm the presence or absence of:

  • structural movement
  • foundation problems
  • termites or pests
  • asbestos
  • mould
  • moisture ingress
  • concealed water damage
  • electrical faults
  • plumbing or drainage faults
  • waterproofing defects
  • roof defects
  • retaining-wall issues
  • contamination
  • geotechnical problems
  • unauthorised building work
  • non-compliant work

An observation that an area appears functional, suitable or worth retaining is not confirmation that it is structurally sound, defect-free, safe or compliant.

06. Planning, approvals and compliance

Before You Renovate does not provide definitive advice about:

  • development approvals
  • building approvals
  • zoning
  • planning schemes
  • overlays
  • title boundaries
  • easements
  • encroachments
  • covenants
  • body corporate requirements
  • heritage controls
  • flood, bushfire, coastal or environmental controls
  • building-code compliance
  • approval status of existing work
  • required permits or certifications

Discussion of a renovation opportunity does not mean that it will be approved by:

  • a local council
  • private certifier
  • body corporate
  • government authority
  • adjoining owner
  • utility provider
  • another relevant decision-maker

Before committing to an idea, clients should obtain appropriate advice and searches from the relevant council, certifier, planner, surveyor, solicitor, body corporate or other professional.

07. No property valuation

Before You Renovate does not provide a formal property valuation. We do not determine:

  • the current market value of a property
  • the value of a property after renovation
  • the likely sale price
  • the dollar value added by a particular improvement
  • the amount a lender will attribute to the property
  • a guaranteed return on renovation spending

Any comments about buyer appeal, market response or relative property positioning are general and qualitative. Formal property valuations in Queensland must be undertaken by an appropriately registered valuer.

08. No guarantee of financial return

No recommendation is a guarantee that a renovation will:

  • increase the sale price
  • increase market value
  • recover its cost
  • prevent overcapitalisation
  • achieve a particular return
  • produce a particular level of buyer interest
  • result in a faster sale
  • be viewed positively by every buyer

Buyer response and property outcomes are influenced by factors outside our control, including:

  • property location
  • market conditions
  • final design
  • workmanship
  • property condition
  • renovation cost
  • timing
  • approvals
  • presentation
  • buyer preferences
  • broader economic conditions

Where value or buyer appeal is discussed, the intention is to help clients think more carefully about priorities, not to predict or guarantee a financial outcome.

09. No construction-cost estimate

Before You Renovate does not provide:

  • builder quotations
  • construction estimates
  • quantity-surveying services
  • trade estimates
  • fixed renovation budgets
  • cost guarantees

Any discussion of relative cost, budget priority or avoiding unnecessary spending is general only.

Actual costs may vary significantly due to:

  • design development
  • property condition
  • site access
  • structural requirements
  • approvals
  • labour and material availability
  • contractor pricing
  • hidden defects
  • client selections
  • project changes

Clients should obtain current, detailed written quotations from appropriately qualified professionals and contractors before committing to work.

10. No legal, financial or taxation advice

Before You Renovate does not provide:

  • legal advice
  • conveyancing advice
  • contract advice
  • financial advice
  • lending advice
  • taxation advice
  • accounting advice
  • insurance advice
  • investment advice

Clients should obtain advice from an appropriately qualified professional where these matters may affect a property purchase, sale or renovation.

11. Materials, finishes and products

Any discussion of colours, materials, fixtures, finishes, products or suppliers is general unless otherwise agreed in writing. Before making a selection, clients should independently confirm:

  • suitability for the intended location
  • durability
  • care and maintenance requirements
  • warranty terms
  • installation requirements
  • compliance requirements
  • availability
  • lead times
  • current pricing
  • compatibility with other materials
  • performance in coastal or exposed conditions

Before You Renovate is not responsible for manufacturing defects, installation quality, supplier performance or product changes outside our control.

12. Client-provided and third-party information

We may rely on information supplied by the client or another person, including:

  • floorplans
  • measurements
  • property listings
  • photographs
  • videos
  • title information
  • reports
  • plans
  • quotations
  • approvals
  • statements about the property
  • information from agents or other professionals

Unless expressly agreed otherwise, we do not independently verify this information. Clients should tell us if they become aware that information is inaccurate, incomplete or outdated. Recommendations may need to be reconsidered if information relied on proves incorrect.

13. Consultation recordings

Consultations may be audio and/or video recorded to assist with:

  • accurate note-taking
  • remembering property details
  • preparing recommendations or reports
  • maintaining an internal service record

Recordings, transcripts and notes may be stored using Google Workspace, including Google Drive and Google Docs. A recording is an administrative aid only. It is not:

  • a building inspection
  • technical report
  • condition assessment
  • architectural record
  • construction document
  • compliance report
  • substitute for licensed professional advice

Consultation recordings will not be used publicly or for promotion without separate express permission.

14. Property photographs and videos

We may take photographs or videos of the property to assist with:

  • reviewing the property
  • preparing recommendations
  • preparing follow-up notes
  • preparing a Renovation Strategy Report
  • maintaining an accurate internal record

Internal service photography is separate from permission to use images publicly.

Property images, before-and-after photographs, floorplans and project information will only be used for promotion where separate permission has been provided.

Unless separately agreed:

  • the client’s name will not be published
  • the property’s street address will not be published
  • identifying private information will be removed where reasonably practical

Further information is provided in our Privacy Policy and promotional consent wording.

15. Professional referrals

Before You Renovate may recommend that a client seek advice from another type of professional. Unless expressly agreed in writing, we do not guarantee:

  • the availability of that professional
  • the quality of their work
  • their pricing
  • their advice
  • their licensing or registration status
  • their compliance with timeframes
  • the outcome of their involvement

Clients remain responsible for making their own enquiries, checking credentials and deciding whether to engage a provider.

16. Client responsibility

The client remains responsible for deciding whether to adopt or act on any recommendation. Before committing to plans, purchases, contracts or construction, the client should:

  • confirm technical feasibility
  • investigate the property’s condition
  • obtain appropriate professional advice
  • obtain required plans and approvals
  • obtain current written quotations
  • confirm licences and registrations
  • review contracts and insurance
  • consider legal and financial implications
  • consider how long they intend to own the property
  • make their own final decisions

Before You Renovate does not supervise or control work undertaken by architects, designers, engineers, builders, contractors or trades.

17. Website and general content

Articles, social media posts, projects, photographs, videos and other general content are provided for information only.

They are not tailored to your property and should not be treated as a personal recommendation.

You should not undertake building or renovation work based solely on general content published by Before You Renovate.

18. Australian Consumer Law

Nothing in this Professional Disclaimer excludes, restricts or modifies any consumer guarantee, right, remedy or liability that cannot lawfully be excluded or limited.

Where the Australian Consumer Law applies, our services come with automatic consumer guarantees, including that they will be provided with due care and skill.

This disclaimer explains the scope of the service. It does not remove or reduce your statutory rights.

19. Documents to be read together

This Professional Disclaimer should be read together with:

  • our Terms of Use
  • our Privacy Policy
  • the service description
  • any proposal or booking confirmation
  • the applicable Client Service Terms
  • any written report or follow-up notes

The agreed service description and Client Service Terms determine what is included in a particular booking.
