Property Strategy Session
A focused 90-minute session in your home to clarify the best direction and next steps.

Strategy before you spend
Before plans are drawn, quotes are requested or trades are engaged, we help you define your priorities and identify the strongest opportunities within your property. You’ll have a clear strategy for what you want to achieve, how the different decisions fit together and the best way to move forward.
Get the direction right before the details take over
It is easy to begin with the kitchen, bathrooms or finishes because they are the most visible parts of a renovation. But the things affecting everyday life are often less obvious: how you move through the home, where people gather, natural light, storage and the connection to outdoor areas.
Before You Renovate helps you step back and consider the whole property before committing significant money. The aim is not to recommend more work. It is to identify the changes most likely to improve how the home feels, functions and supports the way you live.

Some of the most important renovation decisions have little to do with finishes. They are about flow, layout, natural light and how the home supports the way you live every day.
Choose how much direction you need
A focused 90-minute session in your home to clarify the best direction and next steps.
A detailed written roadmap with tailored guidance and priorities for your property.
We start with the decisions, not the finishes
We discuss how the property works now, what feels frustrating and what you need it to support in the years ahead.
We look at the home's existing strengths, limitations, layout, flow, functionality and connection to outdoor areas.
You receive clear guidance on what deserves attention first, what can wait and where unnecessary spending may be avoided.
You can approach the right architect, building designer, builder or trades with a more considered starting point.
The thinking behind the change
A successful renovation is not simply about how different the home looks. Drag through each project to see the decisions behind the change, including what was retained, what was prioritised and what work was avoided.

STREET APPEAL
The home already had good bones, but the front presentation felt plain and lacked the warmth and definition that would help it stand out. Rather than making major structural changes, the focus was on improving the street presence through colour and contrast, lighting, landscaping and a more resolved arrival experience.

Experience behind the advice
I have been renovating since buying my first property almost 30 years ago. Over that time, I have renovated homes to live in, improved homes, flipped properties, helped others work through renovation decisions and previously worked with architects specifying colours and finishes. What continues to interest me most is how a home feels to live in: how the spaces connect, how family life moves through it and whether the renovation is solving the right problem. Before You Renovate brings that experience into a focused, independent service designed to give you clearer direction before significant spending begins.
ABOUT METhe step before design and construction
Before You Renovate provides independent property and renovation strategy. It does not replace architectural drawings, engineering advice, building approvals, construction documentation or licensed trade advice. Where technical input is needed, you will have a clearer brief and a stronger starting point for the right professional.
